Loan Against Property in Uttarakhand: How Much You Can Get and What Lenders Check

By Uttarakhand loans · 31 Oct 2026 · Loan Against Property

How a loan against property works, how much of your property's value you can raise, and the paperwork that decides approval in Uttarakhand.

A loan against property (LAP) lets you raise a large amount at a lower rate than an unsecured loan by pledging a house, shop or commercial building you own. For business owners in Dehradun, Haldwani, Haridwar and Rudrapur, and for hotel and homestay owners in the hills, it is often the cheapest way to fund expansion, consolidate costly debt or meet a large personal expense.

How a loan against property works

You mortgage a property you own to the lender. The lender values it, decides how much it will lend against that value, and gives you a term loan or an overdraft limit. You keep living in or using the property; the lender holds a charge on it until the loan is repaid.

How much can you raise?

Lenders lend a percentage of the market value, called the loan-to-value (LTV) ratio:

Property typeTypical LTV range
Self-occupied residentialAbout 60% to 70% of market value
Commercial (shop, office, hotel)About 50% to 60%
Plot or landLower, and many lenders do not accept it

The final amount also depends on your income. Lenders check that all your EMIs together stay within a safe share of your monthly income, so a high property value alone does not guarantee a high loan.

What you can use it for

  • Business expansion, machinery or working capital
  • Renovating or adding rooms to a hotel or homestay
  • Paying off costlier personal loans or credit card debt
  • Children's education, a wedding or medical costs

Lenders ask you to state the purpose. Speculative uses such as buying shares or land for trading are not allowed.

What lenders check in Uttarakhand

  • Clear title: a complete chain of ownership documents and mutation in the owner's name. Ancestral land often needs partition first.
  • Approvals: an approved map from MDDA, HRDA or the local body for buildings in urban areas.
  • Location: road access, slope and distance from rivers. Some lenders avoid properties in landslide or flood-prone spots.
  • All owners as co-applicants: if the property is jointly owned, every owner usually signs.
  • Existing loans: the property should be free of other charges, or the existing loan is taken over.

Documents usually needed

  • KYC of all applicants and co-owners
  • Income proof: ITRs with computation for 2 to 3 years, financials and bank statements for 12 months (business), or salary slips and Form 16 (salaried)
  • Full property chain, sale deed, mutation, approved map, latest tax receipts
  • Business proof such as GST or Udyam registration, if the loan is for business

Prepaying a LAP

Under RBI's Pre-payment Charges Directions, 2025, for floating-rate loans sanctioned or renewed from 1 January 2026, individuals borrowing for non-business purposes pay no pre-payment charges. For business loans to individuals and micro and small enterprises, commercial banks also cannot charge them, and several other lenders cannot charge them on loans up to ₹50 lakh. Check your sanction letter and Key Fact Statement for the terms that apply to you.

LAP, business loan or home loan?

  • Need funds for a business and have property: LAP usually gives a lower rate than an unsecured business loan.
  • Buying or building a house: take a home loan, not LAP. Home loans are cheaper and carry tax benefits.
  • Small amount, quick need: a gold loan or personal loan may be simpler.

Frequently asked questions

How much loan can I get against my property?

Typically 60–70% of market value for residential property and 50–60% for commercial, subject to your income and the lender's valuation.

Can I get a loan against ancestral property?

Usually only after the property is partitioned and mutated in the applicant's name, or with all co-owners joining as co-applicants.

Generally yes, because it is secured. Rates and tenure are usually better than for unsecured loans.

Are there charges for prepaying a loan against property?

For floating-rate loans sanctioned or renewed from 1 January 2026, RBI rules bar pre-payment charges for individuals' non-business loans and limit them for MSE business loans. Check your sanction letter.

Usually 10 to 20 working days, because of legal and technical checks on the property.
