Home Loan Documents Checklist for Uttarakhand: Salaried, Self-Employed and Property Papers

By Uttarakhand loans · 31 Oct 2026 · Home Loans

Everything banks ask for in a home loan application in Uttarakhand, from KYC and income proof to the property papers that cause most delays.

Most home loan delays in Uttarakhand are not about income. They are about home loan documents, especially property papers. Getting the full set ready before you apply can save weeks. This checklist covers what banks and housing finance companies typically ask for, split by salaried applicants, self-employed applicants and the property itself.

1. KYC documents (all applicants and co-applicants)

  • PAN card
  • Aadhaar card
  • Recent passport-size photographs
  • Current address proof if different from Aadhaar: utility bill, rent agreement or passport

2. Income documents for salaried applicants

  • Salary slips for the last 3 months
  • Form 16 for the last 2 years
  • Bank statement of the salary account for the last 6 months
  • Appointment letter or employment certificate if you have joined recently
  • For pensioners: pension payment order and pension account statement

Government employees, defence personnel and teachers in Uttarakhand usually find the income side straightforward. The property side needs more attention.

3. Income documents for self-employed applicants

  • Income tax returns for the last 2 to 3 years with computation of income
  • Profit and loss account and balance sheet, audited where applicable
  • Bank statements for the last 12 months, for both business and personal accounts
  • Business proof: GST registration, Udyam registration, shop licence or professional registration
  • GST returns for the last year, where registered

Lenders look at income shown in ITRs, not turnover. If your ITRs show low income, some lenders accept bank-statement-based assessment; we can tell you which ones suit your case.

4. Property documents

This is where Uttarakhand applications most often get stuck.

For a ready flat or house

  • Registered sale deed or agreement to sell
  • Title chain documents showing ownership for the past 13 to 30 years, depending on the lender
  • Approved building plan from the development authority: MDDA in the Dehradun area, HRDA in Haridwar and Roorkee, or the relevant local body
  • Mutation in revenue or municipal records in the seller's name
  • Latest property tax and electricity bill receipts
  • Encumbrance details showing the property is free of loans

For a builder project

  • Builder-buyer agreement and allotment letter
  • RERA registration of the project
  • Payment receipts and the builder's demand letter
  • Approvals and NOCs held by the builder; many lenders pre-approve projects, which speeds things up

For a plot or construction

  • Sale deed of the plot and mutation
  • Approved map for the house you plan to build
  • Construction estimate from an engineer or architect

5. Extra points specific to Uttarakhand

  • Ancestral land: if the plot is family land, lenders need it partitioned and mutated in the applicant's name, or all co-owners as co-applicants.
  • Unapproved colonies: properties without an approved layout or map are often declined. Check before paying an advance.
  • Hill locations: lenders look at road access, slope and the property's location carefully.
  • Buyers from outside the state: check the current state rules on buying land before you commit.

Frequently asked questions

How many years of ITR are needed for a self-employed home loan?

Usually 2 to 3 years of ITRs with computation of income, along with financial statements and bank statements.

Can I get a home loan without an approved map?

Most lenders require an approved building plan. Properties in unapproved colonies are often declined or need extra checks.

Is a co-applicant mandatory?

Not always, but all owners of the property usually need to be co-applicants, and adding an earning co-applicant can increase eligibility.

What is mutation and why does it matter?

Mutation records the owner's name in revenue or municipal records. Lenders check it to confirm ownership, especially for land and ancestral property.

How long does home loan approval take after documents are submitted?

Typically 7 to 15 working days, depending on the lender's legal and technical checks of the property.
