Home Loan Balance Transfer: When Switching Lenders Saves Money

By Uttarakhand loans · 31 Oct 2026 · Home Loans

How to tell whether moving your home loan to another lender will actually save money, and how the transfer works step by step.

If you took a home loan a few years ago, there is a good chance new borrowers are being offered a lower rate than you are paying. A home loan balance transfer moves your outstanding loan to a new lender at a better rate. Done at the right time, it can save lakhs of rupees in interest. Done at the wrong time, the costs can eat the savings.

How a balance transfer works

The new lender pays off your old loan, takes over the property documents and gives you a new loan for the outstanding amount at its rate. You then pay EMIs to the new lender. Many lenders also offer a top-up loan at the same time.

When a transfer usually makes sense

  • The rate difference is meaningful, often around 0.5% or more
  • A large part of the tenure is still left, so interest savings have time to build
  • Your credit score and income have improved since you first borrowed
  • Your current lender refuses to reprice the loan

When it may not be worth it

  • Only a few years of tenure remain; most interest has already been paid
  • The rate gap is small and the new lender's fees are high
  • You are still waiting for a government subsidy instalment from the current lender, such as under PMAY. Switching can affect it; see our PMAY-Urban 2.0 guide

Ask your current lender first

Many lenders will reduce your rate, sometimes for a small conversion fee, if you ask. Request a rate revision in writing. If the offer is close to what a new lender gives, staying is simpler.

Costs to count

  • New lender's processing fee
  • Legal and valuation charges
  • Stamp duty on new loan documents, where applicable
  • Any charges by the old lender for document release
  • Pre-payment charges on the old loan, if any (see below)

Add these up and compare with the total interest you save over the remaining tenure. Use the EMI calculator on our home loan page: enter the outstanding amount and remaining years at both rates.

Pre-payment charges: what RBI says

Under the RBI (Pre-payment Charges on Loans) Directions, 2025, for floating-rate loans sanctioned or renewed from 1 January 2026, lenders cannot levy pre-payment charges on loans to individuals for non-business purposes, whatever the source of funds. Floating-rate home loans to individuals were already free of foreclosure charges under earlier RBI instructions. Fixed-rate loans may still carry charges, so check your loan agreement.

Step-by-step transfer

  1. Get a foreclosure letter from your current lender showing the outstanding amount, and a list of property documents it holds.
  2. Apply to the new lender with KYC, income documents, the last 12 months' loan statement and property papers.
  3. The new lender does legal and technical checks and sanctions the loan.
  4. The new lender pays the old lender directly; you collect a no-objection letter and closure confirmation.
  5. The original property documents move to the new lender. Check every document against the list.
  6. Make sure the old loan shows as closed on your credit report within a couple of months.

Top-up loans: use carefully

A top-up lets you borrow extra on the same property, often cheaper than a personal loan. It is useful for renovation or education. But it increases your debt and tenure, so borrow only for a clear purpose.

Tax benefits continue

Interest and principal on the transferred loan remain eligible for deductions under the old tax regime, as long as the loan continues to fund the same house. See our guide to home loan tax benefits under the new Income-tax Act.

Frequently asked questions

When should I transfer my home loan?

When the rate difference is meaningful, a long tenure is left, and the savings clearly exceed the transfer costs.

Will my current lender charge for closing a floating-rate home loan?

RBI rules bar pre-payment charges on floating-rate loans to individuals for non-business purposes. Fixed-rate loans may have charges; check your agreement.

Can I get a top-up with a balance transfer?

Many lenders offer a top-up at the time of transfer, subject to your income and the property's value.

Does a balance transfer affect my credit score?

The new application creates an enquiry, and the old loan should show as closed. Timely EMIs on the new loan keep your score healthy.

Can I transfer a loan that received PMAY subsidy?

Check first. Switching lenders can affect pending subsidy instalments under PMAY-Urban 2.0.
