Loan for a Homestay in Uttarakhand: Bank Options and the State Homestay Subsidy
Starting or upgrading a homestay in the hills? How to combine a bank loan with Uttarakhand's homestay subsidy, and what banks check before lending.
Homestays have become one of the most practical businesses in the hills, from Munsiyari and Kausani to Chopta, Harsil and Lansdowne. If you are planning a homestay in Uttarakhand, getting a loan is easier when you know which bank product fits and how the state's homestay subsidy can reduce what you finally repay.
What a homestay loan can pay for
- Adding or renovating rooms and attached bathrooms
- Furniture, bedding, kitchen equipment and water heaters
- Solar panels, water storage and power backup
- Interiors that reflect local Pahadi architecture, which guests value
- Working capital before the season: supplies, staff, marketing
Bank options
| Option | Best for | Notes |
|---|---|---|
| Mudra loan | Smaller projects up to ₹10 lakh, or ₹20 lakh under Tarun Plus | Generally collateral-free; needs a simple plan |
| Business or term loan | Larger renovations and new blocks | Bank may ask for collateral above certain amounts |
| Loan against property | Owners who can pledge a house or land with clear title | Usually lower rate and longer tenure |
| Mukhyamantri Swarozgar Yojana 2.0 | First-time entrepreneurs who are state residents | Bank loan plus margin money subsidy |
The state homestay scheme
Uttarakhand's Deen Dayal Upadhyaya Grah Aawas (Homestay) Vikas Yojana, run by the Tourism Department, supports local families who open their homes to guests. As per recent reports of the scheme:
- Capital subsidy in hill areas: up to 50% of the eligible project cost, capped at ₹15 lakh
- Plain areas: separate, lower provisions apply
- Interest subsidy: up to ₹1.50 lakh during the first five years of the loan
- Who qualifies: permanent or native residents of Uttarakhand who own the building in a non-municipal area and live there with their family; the homestay must be family-run
- Not covered: municipal corporation and municipality areas
Registration and applications go through the Tourism Department's homestay system. Terms have been revised over time, so confirm the current rules with the District Tourism Officer before you finalise your budget.
What banks check before lending
- Ownership and title: the building should be in your name, or all co-owners should join. Ancestral property may need partition and mutation first.
- Registration: homestay registration with the Tourism Department, and Udyam registration for the business.
- Location and access: road access, slope and safety. Lenders are more cautious with properties close to rivers or in landslide-prone spots.
- Income projection: rooms, expected occupancy by month, room rate and costs. Be realistic; banks discount optimistic numbers.
- Repayment fit: because income is seasonal, ask about overdraft limits or repayments that suit the season.
A simple way to plan the numbers
- List every cost with quotations: construction, furniture, fittings, solar, licences.
- Estimate income for 12 months: rooms × occupancy × rate, month by month.
- Deduct running costs: staff, food, electricity, maintenance, platform commissions.
- Check that the yearly EMIs are comfortably below the surplus. The EMI calculator on our business loan page helps here.
Documents to keep ready
- KYC of the owner and family members involved
- Property papers: sale deed or family land records, mutation, approved map if required
- Homestay registration and Udyam registration
- Quotations and a short project report
- Bank statements and ITRs, if you have existing income
